Make New Tenants Feel at Home with a Welcome Package

As a property manager, you know firsthand that quality tenants can be hard to find. And you especially know that once you have good tenants, it is important to keep them to save time and money on marketing and avoid potential vacancies. Tenant appreciation is key to keeping good tenants. Set this in motion early on by providing a welcome packet right when they arrive. This will start your landlord/tenant relationship off on a good foot and provide tenants with key information. Here’s what we recommend putting in a welcome package:

  1. Property Related Information:

    This is an opportunity to include important phone numbers, processes, and points of contact. Anything you want your tenants to know about, include it! This will be mutually beneficial.
  2. Area Related Information:

    Include lists of restaurants, movie theaters, parks, and really anything cool to your area. Get creative and put in take-out menus, coupons from local businesses, or a list of TV channels. Tenants will really appreciate this gesture, especially if they are new to the neighborhood.
  3. Branded Gifts:

    Do a little company marketing here. Put in a few pens or a mug with your logo on it. These items can be inexpensive, yet tenants will like them.

These are just a few suggestions to get you started, but you can put in whatever you want. A few other ideas are $5 gift cards, baked goods, toilet paper, movie tickets and cleaning supplies.  You can also offer property related gifts such as painting an accent wall or upgrading an appliance.
